A Project Built Around a Simple Idea

Sunshine Prime was one of our marquee residential projects, spread across approximately 2 lakh sq. ft. and developed on the company’s own land.

The idea was to create a premium residential project that was not just about size or luxury, but about making everyday living more functional and enjoyable. Located on a 200-ft road in Mansarovar Extension, the project was planned with a clear focus on design, open spaces, and lifestyle.

Bringing Something New to Jaipur

One of the most distinctive ideas was the introduction of a terrace garden on every floor — a concept that was unique to Jaipur at the time. The project was designed with the terrace gardens as an integral part of the architecture rather than simply an added feature.

Another major highlight was the infinity pool and clubhouse on the 10th floor, giving residents a lifestyle space at a height and creating a distinctive character for the building.

When the Idea Was Ahead of Its Time

Introducing something that had not been done in Jaipur before naturally came with its share of challenges. The project involved complex government approvals, along with structural and design challenges, particularly around the elevated infinity pool.

Translating the design concept into something that was technically sound and practical required considerable coordination between the design and execution teams.

Sustainability That Was Practical

The project also incorporated Phytorid technology for sewage treatment, based on NEERI-patented technology.

The system uses a natural treatment process and does not require conventional electricity-driven treatment, making it a practical approach to incorporating sustainability into the project’s infrastructure.

Navigating a Difficult Market

The project also faced an unexpected market challenge during its sales phase — demonetization. With the real estate market going through considerable uncertainty at the time, sales became more challenging.

However, the project continued to move forward, reinforcing the importance of staying committed to the original vision even when market conditions change.

Conclusion

Sunshine Prime was an important project in our residential journey, not simply because of its scale, but because it allowed the company to experiment with ideas that were relatively new to Jaipur.

From terrace gardens on every floor and a 10th-floor infinity pool to the use of Phytorid technology, the project brought together design, functionality, and sustainability in a way that was distinctive for its time.
