Sunshine Sheodan Heights, developed by Dhanuka Infra Realty Ltd., is a landmark joint venture project that demonstrates how legacy land can be transformed into a high-value commercial asset through strategic planning and stakeholder alignment.
The project involved an ancestral property owned by a traditional family with multiple stakeholders, deep emotional ties, and existing residential units and tenants — making consensus and transition particularly complex.
The first phase focused on building trust and alignment among stakeholders while ensuring continuity for existing occupants. Through transparent consultations and a carefully structured joint venture model, the project transitioned from a mixed-use setup to a fully commercial development, backed by a detailed market study identifying strong demand for premium retail and office spaces in Jaipur.
We provided an end-to-end solution, covering everything from stakeholder alignment, feasibility analysis, legal structuring, and approvals from JDA — ensuring a robust and risk-mitigated foundation.
A key differentiator was the design-led value addition strategy. Although permissible to construct six floors, the development was intentionally limited to four floors to enhance the visibility, accessibility, and rental premium of lower retail levels (Ground & 1st Floor).
The use of Post-Tension (PT) beam construction enabled column-free layouts, making the space highly attractive to brands while improving overall customer experience and footfall dynamics. The unique elevation further enhanced the development’s visibility and overall appeal.
