To check a RERA registration in Rajasthan, open the portal of the Rajasthan Real Estate Regulatory Authority (Rajasthan RERA) at rera.rajasthan.gov.in, go to the project search, and enter the registration number shown on the builder’s advert or brochure, such as RAJ/P/2017/331. You can also search by project name, promoter name or district. Then open the project’s record and check five things: its status, the declared completion date and any extension, the promoter’s details, the latest quarterly progress report, and the list of approvals.
The steps below use our own project Sunshine Aditya, RAJ/P/2017/331, as the search example.
First, a note on the new Rajasthan RERA portal
Rajasthan has rebuilt its RERA website as RERA 2.0, so many online guides describe an older layout. The menu names below are the ones we saw on 23 September 2026. If the portal loads as a blank page, try an up-to-date browser or another device.
Which projects must be registered
Under Section 3 of the Real Estate (Regulation and Development) Act, 2016 (the RERA Act), a project cannot be advertised, booked or sold until it is registered. Under Section 3(2), a project need not register if:
- The land is 500 sq m or less, or it has eight apartments or fewer (all phases together, and the state can lower these limits).
- It received its completion certificate before 1 May 2017.
- It is renovation or repair that does not involve marketing, selling or new allotment.
If a builder says a project is exempt, ask which exemption applies and for proof, such as the approved plan. This is also why a building completed before May 2017 usually has no RERA number.
Step 1: Get the registration number from the builder
Every registered project receives a registration certificate and number in Form-C under Rule 6(1) of the Rajasthan Real Estate (Regulation and Development) Rules, 2017 (the Rajasthan Rules). Rajasthan project numbers take the form RAJ/P/year/serial. Section 11(2) of the Act requires every advertisement and prospectus to mention prominently the RERA website address and the registration number, so check the brochure, hoardings and adverts. If it is missing, ask the sales team in writing for the number, or for the exemption that applies.
Step 2: Search the portal
- Go to rera.rajasthan.gov.in.
- From the Home Buyer menu, open Projects, then Search Projects or Registered Projects.
- Enter the Registration No. exactly as printed, for example RAJ/P/2017/331, or filter by project name, promoter’s name or district.
- Click View on the matching row. The record shows the Status of Project and the date of registration, and its Documents tab holds the uploaded papers.
Step 3: Confirm the record matches what you were told
Check that the project name, the promoter and the district on the record match what the brochure and sales team told you. The record describes the site by khasra or plot number, so its address may read differently from a brochure’s; ask to see the plot on the approved plan. If the promoter’s name differs from the company you are paying, ask for the reason in writing (a change of company name, for example, is harmless). Any mismatch the builder cannot explain is a reason to stop before paying anything.
Step 4: Read the parts of the record that matter
Under Section 11(1) of the Act and Rule 16(1)(D) of the Rajasthan Rules, the promoter must update the project’s page on the portal every quarter.
| What to check | Legal basis | What you want to see |
|---|---|---|
| Status of Project | Portal field; Act, Sections 7 and 8 | In Progress or Completed, not Lapsed, Suspended or Revoked |
| Completion date | Act, Section 5(3) | A date still ahead, or a Completed status |
| Extension | Act, Sections 6 and 7(3); Rule 7 | A current extension or Section 7(3) order once the date has passed, unless the project is complete |
| Quarterly report | Act, Section 11(1); Rule 16(1)(D); Regulation 5 | While under construction, one for every quarter, uploaded within a month of quarter end, with photographs |
| Approvals | Act, Section 11(1)(d) | Approvals for the current stage taken, with pending items explained |
Validity and extensions. A registration lasts for the completion period the promoter declared (Section 5(3)), so there is no fixed term. If the project is unfinished by then, the promoter must apply for an extension in Form-E under Rule 7 before it expires. Section 6 allows extensions for force majeure and, where the promoter is not at fault, for up to a year in aggregate; Section 7(3) lets the Authority keep a registration in force on conditions instead of revoking it. In 2020 the Union housing ministry also advised state authorities to treat COVID-19 as force majeure and extend completion dates falling on or after 25 March 2020 by six months, and up to three more if needed. So an older project may show several extensions. What matters is a current extension or order or, for a finished project, a Completed status.
Quarterly progress reports. Each update must show units and garages booked, approvals taken and pending, and construction status with photographs. Rule 16(1)(D) says within 15 days of the quarter’s end, but Regulation 5(3) of the Authority’s Rajasthan RERA Regulations, 2024 allows one month, so the report for the quarter ending 30 June should be up by 30 July at the latest. Rajasthan RERA can penalise late filing; check the portal’s orders for the current late fee.
Promoter and documents. Rule 16(1)(A)(ii) requires the Authority’s website to show the promoter’s track record, including ongoing and completed projects from the last five years. Visiting a few is a good check of build quality; ours are on our completed projects page. Have a lawyer read the approvals.
Red flags that should make you pause
- No RERA number or website address in the advert or brochure (Section 11(2)), and no exemption the builder can prove.
- The number is not on the portal, or the record shows a different project name, promoter or district that the builder cannot explain in writing.
- The status is Lapsed, Suspended or Revoked; or the completion date has passed, the project is not complete and no current extension or Section 7(3) order is shown.
- For a project still under construction, a quarter’s report is missing more than a month after that quarter ended.
- Approvals needed for the current stage of work are missing, or pending ones are unexplained.
- The project or promoter appears on the portal’s List Of Defaulters, or in orders against it that the builder cannot explain.
- A demand for more than 10 percent of the price before a registered agreement for sale, which Section 13(1) of the Act forbids.
How to complain to Rajasthan RERA
There are two routes:
| Route | What it is for | Form and fee under the Rajasthan Rules, 2017 |
|---|---|---|
| Complaint to the Authority | Refund with interest, interest for delayed possession, and any other violation of the Act, rules or regulations (Section 31, Rule 35) | Form-N, ₹1,000 |
| Complaint to the adjudicating officer | Compensation, and interest on that compensation, under Sections 12, 14, 18 and 19 (Section 71, Rule 36) | Form-O, ₹1,000 |
Rule 36 still says “interest and compensation”, but since the Supreme Court’s 2021 Newtech Promoters judgment, refunds and delay interest are decided by the Authority and compensation by the adjudicating officer. Some online guides quote other forms or fees, so confirm the current fee on the portal when you file.
Filing online. The portal’s Login link goes to Rajasthan SSO (sso.rajasthan.gov.in), and its Complaint menu has a Register Complaint option, so expect to need an SSO ID.
What happens next. Section 29(4) of the Act requires the Authority to decide within 60 days or record in writing why it could not, so allow for longer. Either side can appeal to the Real Estate Appellate Tribunal within 60 days (Section 44). A promoter who appeals must first deposit at least 30 percent of any penalty, or the full amount owed to the buyer including interest and compensation, or both (Section 43(5)).
The Rajasthan RERA portal’s contact page lists the Authority’s office as 2nd and 3rd Floor, RSIC Building, Udyog Bhavan, Tilak Marg, C-Scheme, Jaipur 302005, phone 0141 2851900.
Project registration or agent registration?
Rajasthan RERA numbers that start with RAJ/P/ belong to a project, for example RAJ/P/2017/331 for Sunshine Aditya. Numbers that start with RAJ/A/ belong to a real estate agent or broker. An agent’s registration is separate from the project’s registration, so always look up the project’s own RAJ/P/ number.
Checking a Dhanuka project
When we checked on 23 September 2026, the Rajasthan RERA portal listed Sunshine Aditya, our 2 and 3 BHK project on Rangoli Garden Road near Vaishali Nagar, under Registered Projects as RAJ/P/2017/331, registered on 12 October 2017, with its project status shown as Completed. The portal lists the promoter as Dhanuka Realty Limited, our company’s name until it became Dhanuka Infra Realty Limited on 13 November 2025, so use the earlier name if you search by promoter. The record describes the site by khasra numbers on Maharana Pratap Marg, Jaipur 302021.
Aditya is listed on our ready-to-move page; ask the sales team which units are available, and if anything on the record raises a question, talk to our team. Any developer should be able to explain its own RERA record. For the area, see our guide to flats in Vaishali Nagar.
Our completed commercial project Sunshine Bhagat shows RAJ/P/2018/675 on its project page. For the rest of the buying process, see our 7-step checklist for first-time buyers and our stamp duty and registration guide.
Frequently asked questions
Which projects do not need RERA registration in Rajasthan?
Under Section 3(2) of the RERA Act: projects on 500 sq m of land or less or with eight apartments or fewer (limits the state can lower), those with a completion certificate from before 1 May 2017, and renovation or repair without marketing, selling or new allotment. Ask for proof of any exemption.
How long is a RERA registration valid in Rajasthan?
There is no fixed term: it lasts for the completion period the promoter declared (Section 5(3) of the RERA Act). After that, an unfinished project should show a current extension or a Section 7(3) order, and a completed project should show a Completed status.
How do I file a RERA complaint in Rajasthan, and what does it cost?
File in Form-N with the Authority for a refund with interest or delay interest, and in Form-O with the adjudicating officer for compensation. The Rajasthan Rules, 2017 set a ₹1,000 fee for each; check the portal for the current fee when you file.
What should I do if a project is not on the RERA portal?
First ask whether the project is exempt, for example because it is small or was completed before RERA. If it is not exempt, pay no booking amount until you can find its registration number on the portal. Failing to register a project that needs registration can cost the promoter a penalty of up to 10 percent of its estimated cost (Section 59(1) of the Act).
This guide reflects the RERA Act, 2016, the Rajasthan RERA Rules, 2017, the Rajasthan RERA Regulations, 2024 and the Rajasthan RERA portal as of September 2026. Forms, fees and screens change, so confirm details on rera.rajasthan.gov.in, or with a lawyer, before you act.
