New Sanganer Road puts commercial property on Jaipur’s only operating metro line. The Pink Line runs along the road, with New Aatish Market, Vivek Vihar and Shyam Nagar stations on it, a few stops from Jaipur Junction. For an office or showroom, the main decision is buying versus leasing: buying means 6% stamp duty for a company or male buyer, plus a 33% surcharge on that duty for most units and 1% registration, while a registered lease costs far less to set up but usually brings 18% GST on the rent.

Dhanuka Infra Realty has two commercial projects on this road: Sunshine Sheodan Heights, showrooms and offices beside Vivek Vihar Metro Station, and Sunshine Unity Tower, a running project offered only on long-term lease.

Quick answer: New Sanganer Road for business

Question Short answer
Is there a metro? Yes: New Aatish Market, Vivek Vihar and Shyam Nagar stations on the Pink Line, open since 3 June 2015
Is more metro coming here? Not directly. Phase 2 runs along Tonk Road, and the Pink Line extensions have no confirmed opening dates
What does it cost to buy or lease? Buying: about 8.98% of value (6% stamp duty for a company or male buyer, a 33% surcharge on the duty for units above ₹10 lakh, 1% registration). Leasing: about 0.1% of market value in stamp duty for five years, plus surcharge, and usually 18% GST on rent

Why the location works for offices and showrooms

The Pink Line is Jaipur Metro’s roughly 12 km east-west corridor, run by Jaipur Metro Rail Corporation (JMRC) from Mansarovar to Badi Chaupar in the walled city. From Vivek Vihar it is two stops to Mansarovar, four to Railway Station (Jaipur Junction) and five to Sindhi Camp.

Ridership is modest: the network averaged about 53,000 passengers a day in June 2026 (JMRC data), so treat the metro as a convenience for staff and clients rather than a source of walk-in footfall.

Portal listings show asking prices, not agreed deals, so benchmark any quote against at least three comparable buildings on the road.

Jaipur Metro expansion: what is coming, and what is not

Two Pink Line extensions are under construction: Phase 1D west from Mansarovar to Ajmer Road Chauraha, and Phase 1C east from Badi Chaupar to Transport Nagar. Neither has a confirmed opening date, and track-work bids for both were invited only in June 2026.

Jaipur Metro Phase 2, approved by the Union Cabinet on 8 April 2026, is a 41 km north-south line from Prahladpura to Todi Mod, targeted for September 2031. It serves Tonk Road, Sitapura and the airport, not New Sanganer Road, so do not pay a premium here on the strength of it.

Buying versus leasing: how the costs and deductions compare

Charge Buying a completed unit Leasing
Stamp duty 6% for a company or male buyer, on the higher of DLC value or price, plus surcharge A small share of the property’s market value, rising with lease length, plus surcharge
Registration fee 1% of value 20% of the stamp duty
GST None if the whole price is paid after the completion certificate (or first occupation) 18% on rent in most cases
TDS (withheld from the payment, not an extra cost) 1% at ₹50 lakh or more, if the seller is resident in India 10% (companies, firms, other non-individual tenants and larger businesses) or 2% (other individuals and HUFs) on rent above ₹50,000 a month

If you buy

Rajasthan’s purchase stamp duty rate depends mainly on who is buying. The official IGRS schedule (as applicable on 1 May 2024) charges 6% for a male buyer, joint male and female buyers, or a company or other legal entity, and 5% for a sole female buyer (4% if she is SC, ST or BPL). Before buying a shop or office in a woman’s name for the lower rate, confirm with the Sub-Registrar that it covers commercial units.

A surcharge is added on the stamp duty amount. Finance Department notification F.4(2)FD/Tax/2026-132 of 11 February 2026 raised the infrastructure surcharge under Section 3-A of the Rajasthan Stamp Act from 10% to 13%. A lower 10% rate applies under the proviso to Section 3-A to instruments with a market value or consideration of ₹10 lakh or less, so confirm which rate applies to yours. Section 3-B adds a further 20%, so most office and showroom purchases pay 33% on top of the duty. On a ₹1 crore valuation, a company pays ₹6 lakh stamp duty, ₹1.98 lakh surcharge and ₹1 lakh registration fee, about ₹8.98 lakh in all. Check current figures on igrs.rajasthan.gov.in.

Duty applies to the higher of the price and the DLC (government guideline) value, so check the plot’s commercial DLC rate on epanjiyan.rajasthan.gov.in. Our stamp duty and registration guide covers the registration steps.

GST. A completed unit attracts no GST if the entire price is paid after the completion certificate (or first occupation, if earlier), under Schedule II para 5(b) and Schedule III of the CGST Act. An under-construction shop or office attracts an effective 5% in a residential project where commercial space is 15% or less of the total carpet area, and 12% in other projects, such as a standalone commercial building (18% charged on two-thirds of the price, after a deemed one-third deduction for land). The September 2025 rate changes (Notification 15/2025-Central Tax (Rate)) left these rates unchanged. Confirm your project’s rate with your chartered accountant.

TDS. The buyer must deduct 1 percent TDS when the sale price or the stamp duty value is ₹50 lakh or more, calculated on the higher of the two. This falls under Section 393(1) (Table: Sl. No. 3) of the Income-tax Act, 2025 (formerly Section 194-IA). If the seller is an NRI, higher TDS applies, so take advice.

RERA. RERA covers commercial projects too. Check registration on rera.rajasthan.gov.in, as our guide to checking RERA registration explains. A project need not register if the land is 500 sq m or less or it has eight apartments or fewer (all phases together, and the state can lower these limits), if it received its completion certificate before 1 May 2017, or if it is renovation or repair that does not involve marketing, selling or new allotment. If a project is not listed, ask which exemption applies.

If you lease

Any lease of more than one year must be registered under Section 17(1)(d) of the Registration Act, 1908.

Rajasthan charges lease stamp duty on the property’s market value, not the rent, under Article 33 of the Rajasthan Stamp Act, at a telescopic rate that rises with the length of the lease: about 0.087% of market value for three years, 0.1% for five and 0.46% for nine (roughly ₹46,000 on a ₹1 crore unit), before surcharge. These rates were set by the Rajasthan Finance Act, 2023. Under the official IGRS schedule, a private lease also pays a registration fee of 20% of the stamp duty. Confirm the figures with the Sub-Registrar.

GST on rent. Commercial rent attracts 18% GST (SAC 997212), unchanged by the September 2025 rationalisation. Who pays depends on registration:

Landlord Tenant Who pays the 18%
GST-registered Anyone Landlord charges it on the invoice
Unregistered Registered, regular scheme Tenant pays under reverse charge (since 10 October 2024)
Unregistered Registered, composition scheme Nobody: no GST is due (composition tenants left reverse charge on 16 January 2025)
Unregistered Unregistered No GST

A registered tenant can generally claim input tax credit on this GST. A landlord supplying only services such as rent must register once annual turnover crosses ₹20 lakh.

TDS on rent. Tenants other than individuals and HUFs (companies, firms, LLPs, trusts and the like), and individuals or HUFs whose business turnover last year exceeded ₹1 crore (or professional receipts ₹50 lakh), deduct 10%. Other individuals and HUFs deduct 2% in one go, when paying the rent for the last month of the tax year (or of the tenancy, if it ends sooner). Both apply above ₹50,000 a month, under Section 393(1) (Table: Sl. No. 2) of the Income-tax Act, 2025.

What to check before you sign

  1. Approvals and title: the JDA approval, approved plan and your unit’s permitted use.
  2. RERA registration, or the exemption that applies.
  3. Completion certificate, which decides GST on a purchase.
  4. The plot’s DLC rate.
  5. Carpet area in writing, not just super built-up area, since it can be substantially smaller (see our carpet area guide).
  6. Frontage for a showroom: visibility, signage rights, parking and loading.
  7. Lease terms: lock-in, escalation, maintenance, who bears GST, and registration.
  8. The walk from the station at your customers’ hours.
