At Jaipur’s average flat rates, an illustrative 1,500 sq ft 3BHK costs about ₹20 lakh to ₹26 lakh more than a 1,100 sq ft 2BHK. 99acres puts September 2026 averages for four of the city’s main localities at ₹5,000 to ₹6,600 per sq ft, so the 2BHK costs about ₹55 lakh to ₹73 lakh and the 3BHK about ₹75 lakh to ₹99 lakh. At a mid-range ₹5,500 per sq ft, the 3BHK costs ₹22 lakh more, needs about ₹6.38 lakh more of your own money at purchase and adds about ₹14,700 a month in EMI on an 80 percent loan at 8 percent over 20 years. A 2BHK suits most couples and small families and draws the largest share of tenant demand nationally. A 3BHK makes sense if your household will need the extra room within a few years.
2BHK vs 3BHK at a glance
The worked examples use one illustrative rate, ₹5,500 per sq ft (the simple average of the four locality averages in the table further down), for a ready-to-move flat. They are not Dhanuka project figures.
| Item | 2BHK (illustrative) | 3BHK (illustrative) | Difference |
|---|---|---|---|
| Super built-up area | 1,100 sq ft | 1,500 sq ft | 400 sq ft |
| Price at ₹5,500 per sq ft | ₹60.50 lakh | ₹82.50 lakh | ₹22.00 lakh |
| Minimum down payment (20%) | ₹12.10 lakh | ₹16.50 lakh | ₹4.40 lakh |
| Stamp duty, surcharge and registration (8.98%) | ₹5.43 lakh | ₹7.41 lakh | ₹1.98 lakh |
| Minimum own cash, before GST and other charges | ₹17.53 lakh | ₹23.91 lakh | ₹6.38 lakh |
| GST if under construction (5%, indicative) | ₹3.03 lakh | ₹4.13 lakh | ₹1.10 lakh |
| EMI on an 80% loan at 8% for 20 years | ₹40,484 | ₹55,205 | ₹14,721 |
We assume the rate applies to super built-up area, which is usual for portal rates but not guaranteed. The 8.98 percent is the rate for a male or joint buyer, charged on the higher of the DLC (government guideline) value and the price; the table assumes the price is at or above the DLC value.
What the extra 400 sq ft gives you in usable space
Flat sizes are usually quoted as super built-up area, which includes your share of common areas. What you live in is the carpet area: under section 2(k) of the Real Estate (Regulation and Development) Act, 2016 (RERA), the net usable floor area, excluding external walls, service shafts, balconies and open terraces but including internal partition walls.
Carpet area can be substantially smaller than super built-up area, and the gap varies from project to project. As an illustration, take the 40 percent loading (common area added on top of carpet area) used in the worked example in our guide to carpet, built-up and super built-up area. The 2BHK would then have about 786 sq ft of carpet area and the 3BHK about 1,071 sq ft, so the extra 400 sq ft becomes roughly 286 sq ft you can use: enough for a third bedroom and a little more. You would also be paying about ₹7,700 per sq ft of carpet, not ₹5,500.
The true figure is the RERA carpet area of each unit type, which developers must disclose under section 4(2)(h) of RERA. Ask for it in writing and check a brochure against the figures on the Rajasthan RERA portal.
How the gap changes across Jaipur localities
The gap grows with the rate. These are 99acres average rates for flats, read on 23 September 2026:
| Locality and average rate per sq ft | 2BHK (1,100 sq ft) | 3BHK (1,500 sq ft) | Extra cost of the 3BHK |
|---|---|---|---|
| Sikar Road, ₹6,600 | ₹72.60 lakh | ₹99.00 lakh | ₹26.40 lakh |
| Mansarovar, ₹5,300 | ₹58.30 lakh | ₹79.50 lakh | ₹21.20 lakh |
| Vaishali Nagar, ₹5,100 | ₹56.10 lakh | ₹76.50 lakh | ₹20.40 lakh |
| Mansarovar Extension, ₹5,000 | ₹55.00 lakh | ₹75.00 lakh | ₹20.00 lakh |
99acres publishes no average for Gopalpura Bypass, so compare project quotes there; our comparison of Sikar Road and Gopalpura Bypass weighs the two corridors. For Vaishali Nagar in more detail, see our guide to flats in Vaishali Nagar.
Rates also vary within each locality: 99acres puts flat prices in Vaishali Nagar at about ₹4,150 to ₹7,500 per sq ft and in Mansarovar at ₹4,400 to ₹7,000. Its Vaishali Nagar listings put 2BHKs at about ₹31 lakh to ₹70 lakh and 3BHKs from about ₹58 lakh, so a 3BHK in a cheaper building can cost less than a 2BHK in a pricier one. Our area-by-area price guide compares the localities.
The cash you need before the loan
Under the Reserve Bank of India’s Housing Finance Companies Directions, 2025, housing finance companies can lend at most 90 percent of the property cost for loans up to ₹30 lakh, 80 percent for loans above ₹30 lakh and up to ₹75 lakh, and 75 percent above ₹75 lakh. Lenders say banks follow the same bands; confirm with yours. Stamp duty, registration and documentation charges cannot be counted in the property cost (except for homes costing up to ₹10 lakh), so you pay them yourself.
Both illustrative flats need loans above ₹30 lakh, so the 80 percent cap applies. At Sikar Road’s ₹6,600 average, an 80 percent loan on the ₹99 lakh 3BHK (₹79.20 lakh) would cross ₹75 lakh, where the cap drops to 75 percent.
Rajasthan charges stamp duty of 6 percent for a male or joint buyer and 5 percent for a sole female buyer, plus two surcharges on the stamp duty amount: 13 percent under Section 3-A (raised from 10 percent by Finance Department notification F.4(2)FD/Tax/2026-132 of 11 February 2026) and 20 percent under Section 3-B, or 33 percent of the duty in all. With 1 percent registration, the total is about 8.98 percent of the property value for a male or joint buyer and 7.65 percent for a sole female buyer. Registering in a woman’s sole name saves about 1.33 percent of the value: about ₹80,000 on the illustrative 2BHK and ₹1.10 lakh on the 3BHK. Our stamp duty and registration guide works through the full calculation.
GST applies only while a flat is under construction: under CBIC’s rate notifications as amended in 2019, an effective 5 percent of the price for most flats, or 1 percent for affordable housing (up to ₹45 lakh and within carpet-area limits). A flat whose full price is paid after its completion certificate is issued carries no GST. Confirm the rate with a chartered accountant.
A useful rule for the all-in cost: add roughly 10 percent to the price of a ready-to-move flat and roughly 15 percent to the price of an under-construction flat.
What the extra bedroom costs every month
As of September 2026, the RBI repo rate was 5.25 percent and SBI advertised home loans from 7.25 percent a year. Lenders can change rates after any RBI policy review. EMIs below assume an 80 percent loan over 20 years.
| Interest rate | 2BHK EMI (loan ₹48.40 lakh) | 3BHK EMI (loan ₹66.00 lakh) | Monthly gap |
|---|---|---|---|
| 7.5% | ₹38,991 | ₹53,169 | ₹14,178 |
| 8% | ₹40,484 | ₹55,205 | ₹14,721 |
| 8.5% | ₹42,003 | ₹57,276 | ₹15,273 |
A 25-year tenure at 8 percent cuts the EMIs to ₹37,356 and ₹50,940 but adds interest: about ₹20 lakh more over the life of the 3BHK loan (see home loan tenure). Your rate depends on your credit score.
Resale and rent: which size is easier to sell or let?
National sources disagree, and none publishes a Jaipur figure. Magicbricks’ PropIndex found that 2BHKs drew 42 percent of buyer demand on its platform and 3BHKs 37 percent in January to March 2026, and that 3BHKs made up 46 percent of active supply in April to June 2026, so a 3BHK seller may face more competing stock. ANAROCK’s homebuyer sentiment survey for January to June 2026 points the other way: 48 percent of its 8,320 respondents across 14 cities preferred a 3BHK and 38 percent a 2BHK.
Rental demand is clearer: Magicbricks’ Rental Index puts 2BHKs at 46 percent of national rental demand for April to June 2026. If you are buying to let, ask local agents what comparable flats in that building or pocket rent for.
Which one should you buy?
A 2BHK is usually the better fit if:
- You are a couple or a family with one young child
- You want a lower EMI to leave room for other goals
- You are buying partly to rent out
- A 3BHK within your budget would mean a weaker location or an older building
A 3BHK is usually the better fit if:
- You have two children, or parents living with you
- Someone works from home and needs a room with a door
- You plan to stay 10 years or more
Upgrading later is costly: selling a 2BHK to buy a 3BHK means paying stamp duty, the surcharge and registration again on the full new price (about ₹7.41 lakh on the illustrative ₹82.50 lakh 3BHK), plus brokerage and moving costs. If you expect to need the third room, buying once can work out cheaper.
Sunshine Aditya: a completed project with both sizes
Sunshine Aditya, on Rangoli Garden Road near Vaishali Nagar, has 2 and 3 BHK homes and is registered with Rajasthan RERA as RAJ/P/2017/331. The RERA portal lists the project as completed and names the promoter as Dhanuka Realty Limited, and Dhanuka lists it among its ready-to-move projects. Our guide to checking RERA registration shows how to confirm this yourself. Ask our team which units are available.
For a larger home, Sunshine Symphony on Jaisinghpura Road, Ajmer Road, is a ready-to-move project with 3 and 4 BHK apartments; ask our team whether units remain.
Frequently asked questions
How much more does a 3BHK cost than a 2BHK in Jaipur?
At the September 2026 locality averages of ₹5,000 to ₹6,600 per sq ft on 99acres, a 1,500 sq ft 3BHK costs about ₹20 lakh to ₹26.40 lakh more than a 1,100 sq ft 2BHK. At an illustrative ₹5,500 per sq ft, the gap is ₹22 lakh.
What is the EMI difference between a 2BHK and a 3BHK?
At an illustrative ₹5,500 per sq ft, on an 80 percent loan over 20 years at 8 percent, the EMIs are about ₹40,484 and ₹55,205, a gap of roughly ₹14,700 a month.
How much down payment do I need for a 3BHK in Jaipur?
Lenders cap loans above ₹30 lakh and up to ₹75 lakh at 80 percent of the price, and stamp duty, the surcharge and registration come from your own money. An illustrative ₹82.50 lakh 3BHK therefore needs about ₹23.91 lakh of your own cash, plus about ₹4.13 lakh of GST if it is under construction.
Is a 2BHK or a 3BHK a better investment in Jaipur?
