Average flat rates across Jaipur’s main residential corridors run from about ₹5,000 to ₹6,600 per square foot in September 2026, according to 99acres. Sikar Road is now the most expensive of them at about ₹6,600, after rising about 13.8 percent in a year, while Mansarovar Extension is the most affordable at about ₹5,000. A 1,200 square foot flat therefore costs roughly ₹60 lakh to ₹79 lakh depending on the corridor, before stamp duty and other charges.
This guide breaks down what each corridor costs, so you can work out what your budget realistically buys before you start visiting sites.

Averages are 99acres figures for flats, read on 23 September 2026. An average hides a wide spread: actual prices vary by project, floor, facing, age of construction and amenities. Always confirm the current rate for a specific project directly with the developer.
Sikar Road: the fastest-rising corridor
Sikar Road averages about ₹6,600 per square foot, up about 13.8 percent in the past year and about 91 percent over five years, according to 99acres. It is the fastest-rising of the corridors in this guide.
Much of that comes from its position. Sikar Road is National Highway 52, Jaipur’s main road north towards Chomu and Sikar, and the stretch through Ambabari, Murlipura and Dher Ke Balaji has absorbed years of steady residential development.
For buyers, this cuts two ways. Sikar Road is no longer a budget alternative to the central belts; it now costs more per square foot than Mansarovar or Vaishali Nagar. But it has shown that it holds and grows value, which matters if you are buying partly as an investment. Past growth is not a forecast, so treat the one-year figure as history.
Dhanuka Infra Realty has completed four residential developments along this corridor: Sunshine Signature and Sunshine Kalyan at Ambabari, Sunshine Siddharth at Dher Ke Balaji and Sunshine Palm at Metal Colony, alongside the commercial Sunshine Bhagat at VKI. Our Sikar Road buyer’s guide covers the corridor in more depth.
Mansarovar and Mansarovar Extension: two markets, not one
Mansarovar averages about ₹5,300 per square foot, up about 6 percent in a year. Mansarovar Extension, the newer area along the 200 ft wide road, averages about ₹5,000, up about 4.2 percent. So the extension is currently slightly cheaper than the established sectors, not dearer.
If a Mansarovar quote seems far off these averages in either direction, the sector, the age of the building and the specification usually explain it. Dhanuka’s completed Sunshine Prime, with 1, 2 and 3 BHK terrace apartments, sits in Mansarovar Extension on the 200 ft wide road near Iskcon Temple Road.
Vaishali Nagar: an established address
Vaishali Nagar averages about ₹5,100 per square foot, up about 9.7 percent in a year. It carries one of Jaipur’s better-known residential addresses, with the retail, dining and school infrastructure that comes with a long-established neighbourhood.
Newer buildings and the developing pockets towards Rangoli Garden Road tend to price above the locality average, older stock below it. Dhanuka’s project here is Sunshine Aditya, 2 and 3 BHK homes on Rangoli Garden Road near Vaishali Nagar, registered with Rajasthan RERA as RAJ/P/2017/331 and listed on the RERA portal as completed. For a closer look at the area, see our guide to flats in Vaishali Nagar.
Gopalpura Bypass: compare project by project
99acres does not publish a separate average for Gopalpura Bypass, and we have not found a reliable figure elsewhere, so we do not quote one here. It is a central, established residential belt close to Tonk Road, and the sensible way to price it is to compare quotes from specific projects. Our Sikar Road vs Gopalpura Bypass comparison weighs the two corridors side by side.
Dhanuka has completed four residential projects here: Sunshine Vrindavan and Sunshine Orchid at Shri Gopal Nagar, plus Sunshine Krishna and Sunshine Krishna 3 at Vishveshwariya Nagar near Triveni Pulia.
What the sticker price leaves out
The per square foot rate is not what you pay. Budget for these on top:
Stamp duty, surcharge and registration. In Rajasthan this is 6 percent stamp duty for male and joint buyers (5 percent for a sole female buyer), a 33 percent surcharge calculated on the stamp duty, and 1 percent registration. Together that is about 8.98 percent of the property value for a male or joint buyer and 7.65 percent for a sole female buyer. Our stamp duty and registration guide works through the full calculation.
GST on an under-construction flat. A flat bought before it receives its completion certificate attracts GST, usually 5 percent of the price (1 percent for affordable housing). A ready-to-move flat with a completion certificate does not.
Carpet area versus super built-up area. Rates are usually quoted on super built-up area, which includes your share of common spaces. The carpet area you actually live in can be substantially smaller, and the gap varies from project to project, so ask for the carpet area in writing. Our guide to carpet, built-up and super built-up area explains the difference.
Parking, club membership and maintenance deposits.
A useful rule: add roughly 10 percent to the price of a ready-to-move flat, and roughly 15 percent to the price of an under-construction flat, to estimate your true all-in cost.
How to use these numbers
Treat the averages as a sanity check rather than a valuation. If a project quotes well above its locality average, ask what justifies it: a larger carpet-area ratio, a corner plot, better specification, or a genuinely superior location within the area. Those are all legitimate reasons for a premium.
If a project quotes well below the average, that is worth understanding too. Common explanations are an older building, a smaller carpet ratio, a less accessible pocket of the locality, or pending approvals. Ask directly, and check the RERA registration before you commit.
Frequently asked questions
What is the average flat price in Jaipur in 2026?
Across the main residential corridors, average flat rates run from about ₹5,000 per square foot in Mansarovar Extension to about ₹6,600 on Sikar Road (99acres, September 2026). A 1,200 square foot flat therefore costs roughly ₹60 lakh to ₹79 lakh before stamp duty and other charges.
Which area of Jaipur is appreciating fastest?
Of the corridors in this guide, Sikar Road: about 13.8 percent in the past year and about 91 percent over five years, according to 99acres.
Is Mansarovar or Vaishali Nagar more expensive?
They are close. Mansarovar averages about ₹5,300 per square foot and Vaishali Nagar about ₹5,100, though both overlap considerably depending on the sector and the age of the building.
How much extra should I budget beyond the flat price?
Roughly 10 percent for a ready-to-move flat and 15 percent for an under-construction one. About 9 percent of that is stamp duty, surcharge and registration; GST, parking and deposits make up the rest.
Does buying in a woman’s name reduce costs in Jaipur?
Yes. A sole female buyer pays 5 percent stamp duty instead of 6 percent in Rajasthan, which saves about 1.33 percent of the property value once the 33 percent surcharge on the duty is included.
