Flats on Sikar Road average about ₹6,600 per square foot in September 2026, up about 13.8 percent in a year and about 91 percent over five years, according to 99acres. That makes it one of Jaipur’s most expensive and fastest-rising residential corridors.
Sikar Road is no longer the budget alternative it once was, but that record of growth is why it still appears on so many Jaipur buyer shortlists. This guide covers what drives the corridor, which pockets differ from each other, and what to verify before you commit.
Why Sikar Road moved
Three things changed this corridor.
Highway connectivity. Sikar Road is National Highway 52, Jaipur’s main route north towards Chomu and Sikar. That keeps the corridor busy with traffic and commerce, and it is the biggest structural reason the area kept attracting development.
Sustained residential supply. Ambabari, Murlipura, Dher Ke Balaji and the VKI side have absorbed years of continuous development. Enough projects delivered for schools, markets and daily infrastructure to follow, which is what turns an address from speculative to liveable.
Jobs on the corridor. The Vishwakarma Industrial Area (VKI) sits on Sikar Road, which brings employment, and with it steady demand for homes to buy and rent nearby.
The pockets along Sikar Road are not the same
Treating Sikar Road as one market is the most common mistake buyers make. The corridor runs several kilometres and the character shifts along it.
Ambabari is the most established pocket, closer to the city, with the deepest existing infrastructure. If you want to move in and have everything already around you, start here.
VKI and the Road No. 2 side sits near the industrial area, which matters in both directions: strong rental demand from people working nearby, and a more industrial character than some families want.
Murlipura works as a middle option, residential in feel and reasonably connected.
Dher Ke Balaji, further out, is less built-up, with the trade-off that some infrastructure is still arriving.
Visit at least two pockets before deciding. They price differently for reasons that become obvious on the ground and are invisible in a listing.
What to check before you buy here
RERA registration. Every project of meaningful size must be registered with Rajasthan RERA. Ask for the registration number and verify it yourself on the state RERA portal rather than accepting a number on a brochure. This is the single most important check you can make, and our step-by-step RERA check guide shows how.
Carpet area, not super built-up area. Rates are usually quoted on super built-up area. Carpet area is what you actually live in, and it can be substantially smaller. Ask for it in writing, and see our carpet area guide for how the three measures differ.
Approach road width and its status. On a corridor with this much active development, confirm whether the approach road to the project is a completed public road or still to be handed over.
Water supply arrangement. Check whether the project is on municipal supply or borewell, and what the arrangement will be long term.
Delivery record. For an under-construction purchase, ask what else the developer has completed in Jaipur and when. A developer with delivered projects nearby that you can go and look at is a materially different proposition from one without.
Budgeting beyond the quoted price
At about ₹6,600 per square foot, a 1,200 square foot flat on Sikar Road works out near ₹79 lakh before costs. Stamp duty, the 33 percent surcharge on it and registration add about 9 percent. An under-construction flat also attracts GST, usually 5 percent. Budget roughly 10 percent on top for a ready-to-move flat and 15 percent for an under-construction one.
Registering in a sole female buyer’s name reduces stamp duty from 6 percent to 5 percent, worth about ₹1.05 lakh on a ₹79 lakh purchase once the 33 percent surcharge on the duty is included. Our guide to stamp duty and registration charges in Jaipur works through the full calculation.

Is Sikar Road a good buy in 2026?
For an end user who works in north Jaipur or wants highway access towards Chomu and Sikar, the corridor makes clear sense, and the infrastructure has caught up enough that you are not betting purely on the future. It is no longer the cheap option, though: at about ₹6,600 per square foot it costs more than Mansarovar or Vaishali Nagar.
For an investor, the 13.8 percent rise over the past year is the headline, but treat it as history rather than a forecast. The corridor has already re-rated. The stronger argument now is rental demand from the VKI employment base combined with continuing connectivity improvement, not a repeat of last year’s appreciation.
The pocket you choose will matter more than the corridor itself. Ambabari and Dher Ke Balaji are different investments with different risk profiles, despite sharing an address.
