Buy on Gopalpura Bypass if you want a central address near Tonk Road and the Pink Line, and on Sikar Road if you work in north Jaipur or are buying for the long term and can live with several years of metro construction. On price, only Sikar Road has a published benchmark: 99acres puts its flat average at about ₹6,600 per sq ft in September 2026, up 13.8 percent in a year. 99acres publishes no average for Gopalpura Bypass, so compare quotes from specific projects there.

What each corridor costs today

Flats on Sikar Road average about ₹6,600 per sq ft, up about 13.8 percent in a year and 91.3 percent over five years, according to 99acres (read 23 September 2026). That makes it the most expensive corridor in our area-by-area flat price guide, above Mansarovar (about ₹5,300) and Vaishali Nagar (about ₹5,100). Past growth is not a forecast.

99acres publishes no average for Gopalpura Bypass, and we found no reliable figure elsewhere. Get written quotes from two or three projects on the bypass, and ask any broker who quotes an appreciation figure for the source.

Compare on carpet area too. Portal averages are usually quoted on super built-up area, and the carpet area you live in can be substantially smaller, so ask for it in writing. Our guide to carpet, built-up and super built-up area explains the terms.

Getting around today, and what is only planned

Sikar Road is National Highway 52, running north through Chomu to Sikar, and Jaipur’s only operating metro, the Pink Line from Mansarovar to Badi Chaupar, has no station on it. The Times of India reported on 15 June 2026 that eight Sikar Road signals would be replaced with U-turn bays by December 2026. Drive it at peak hour to judge progress yourself.

Sikar Road does not connect to Jaipur’s Ring Road today: the operating Ring Road links Ajmer Road, Tonk Road and Agra Road, and a northern ring road is only planned. Do not pay extra for it.

Gopalpura Bypass runs east to west from Tonk Road to Gurjar Ki Thadi on New Sanganer Road, where the Pink Line crosses. JDA is building a 2.16 km elevated road from the Triveni Nagar railway overbridge to Gurjar Ki Thadi, which ETV Bharat (17 January 2025) said would save time for about 1.5 lakh vehicles heading from Tonk Road towards Ajmer Road. Its foundation stone was laid on 29 September 2025 (Amar Ujala), and First India (3 May 2025) reported a build period of two and a half years, which points to around March 2028. Check JDA for the current status and expect construction traffic until then.

Metro Phase 2 will run along Sikar Road and past the eastern end of Gopalpura Bypass, but not soon. The Union Cabinet approved it on 8 April 2026 (PIB): a 41 km north-south line from Prahladpura to Todi Mod with 36 stations, serving Tonk Road, VKI, Ambabari and Vidhyadhar Nagar, with a September 2031 target. JMRC’s tender notices list stations from Ambabari to Todi Mod on Sikar Road, and at Gopalpura and Durgapura on Tonk Road. The Prime Minister laid the foundation stone on 4 July 2026, with the first works package on the southern stretch from Prahladpura (IANS, July 2026).

JMRC’s tender page, read on 23 September 2026, listed the contract for the elevated viaduct and 12 stations from Collectorate to Todi Mod as open for bids until 14 October 2026, so the main Sikar Road works had not been awarded. Expect diversions and slower journeys once they begin, and do not pay extra for a flat sold as near a future station, since station names may change.

Daily life: hospitals, schools, coaching and the neighbourhood

Sikar Road has Manipal Hospital at Sector 5, Vidhyadhar Nagar, and the Bhawani Niketan campus of schools and colleges. Pockets close to the Vishwakarma Industrial Area (VKI) have a more industrial feel.

Gopalpura Bypass has Rukmani Birla Hospital, a multispeciality hospital run by the CK Birla group. The area is best known for coaching: ThePrint counted nearly 500 coaching institutes and hostels in Gopalpura in August 2024. Expect a student-heavy neighbourhood and heavy traffic at class times, so visit then.

Who rents on each corridor

Public rent figures for both corridors are thin or dated, so look at the source of demand. On Sikar Road, it is tied to jobs in VKI and north Jaipur, spread across many employers. On Gopalpura Bypass, it is led by coaching students, and that demand carries a legal question.

On 4 August 2026, in a Supreme Court case on land-use violations (M.A. Diary No. 17103/2026 in Loganathan v. State of Tamil Nadu), the court recorded concern that coaching institutes in Jaipur were operating from commercial areas although the government had built dedicated multi-storey buildings for them. It told JDA to place its corrective measures on record and its Commissioner to file a compliance affidavit. The order names no locality. If institutes on the bypass are made to move, student demand there could fall, so check the latest court and JDA position before counting on student rent.

Costs to add on either corridor

At the Sikar Road average, a 1,200 sq ft flat costs about ₹79 lakh, assuming the average is quoted on super built-up area as portal rates usually are. On top of the price, Rajasthan charges 6 percent stamp duty (5 percent for a sole female buyer), a 33 percent surcharge calculated on the stamp duty, and 1 percent registration. That is about 8.98 percent of the property value for a male or joint buyer and 7.65 percent for a sole female buyer, or about ₹7.1 lakh and ₹6 lakh on a ₹79 lakh flat.

Stamp duty is charged on the higher of the DLC value (the District Level Committee’s minimum rate) or your price. An under-construction flat also attracts GST, usually 5 percent (1 percent for affordable housing). As a rule, budget roughly 10 percent on top for a ready-to-move flat and 15 percent for an under-construction one.

Patrika reported on 4 August 2026 that DLC rates across Rajasthan rose by 5 to 49 percent, depending on the area, from 3 August 2026, after a 10 percent increase in April. Check the colony-wise rate for the exact property on epanjiyan.rajasthan.gov.in. Our stamp duty and registration guide works through the full calculation.

How to decide

Gopalpura Bypass suits you if:

  • you want a central address with a major hospital on the road
  • you would use the Pink Line or need easy access to Tonk Road and Mansarovar
  • a busy coaching district and elevated road works (likely until around 2028) do not put you off
  • you are not counting on student rent while the Supreme Court case is open

Sikar Road suits you if:

  • you or your tenants work in VKI or north Jaipur, or you often drive north on NH-52
  • the Bhawani Niketan campus or Manipal Hospital matters to your family
  • you are buying for the long term, and neither years of metro construction nor a corridor that has already risen sharply puts you off

Whichever you shortlist, verify each project with our guide to checking RERA registration in Rajasthan.

Frequently asked questions

Which is more expensive, Sikar Road or Gopalpura Bypass?

There is no like-for-like answer, because 99acres publishes no average for Gopalpura Bypass. Sikar Road averages about ₹6,600 per sq ft (99acres, September 2026), more than Mansarovar or Vaishali Nagar, so compare written quotes from bypass projects on carpet area.

Is there a metro on Sikar Road or Gopalpura Bypass?

Not on Sikar Road yet. The Pink Line crosses Gurjar Ki Thadi, at the western end of Gopalpura Bypass. Metro Phase 2, targeted for September 2031, will run along Sikar Road and Tonk Road, with stations listed at Gopalpura and Durgapura in JMRC’s tender notices.

When will the Gopalpura Bypass elevated road be finished?

No date is confirmed. The two and a half year build period First India reported in May 2025 points to around March 2028, counted from the September 2025 foundation stone. Check JDA for the current status.

Is Gopalpura Bypass good for rental income?

Demand has come mainly from coaching students, but a Supreme Court case on Jaipur coaching institutes operating from commercial areas is open, so check the latest order before you count on student rent.
